Tenant representation

Finding the right premises is about more than price per square metre. We take you through the whole process – from mapping your needs to a signed lease.

As an independent adviser with no ties to landlords, Realia works for one party only: you, the tenant. Our job is to secure the most cost-effective, flexible and future-ready premises for your business – on the best possible terms.

We map the entire market, including premises that are never advertised, and handle the dialogue with landlords on your behalf – so you never negotiate against someone who knows more than you do.

Are your premises right for today – and tomorrow?

  • Are we paying more than the market rate?
  • Does our lease give us the flexibility to adapt?
  • Do our premises support hybrid work and real collaboration?
  • Should we renegotiate – or look for new premises?
  • What does a cost-effective, seamless move take?

«We are very pleased with the result. We have a solution that far exceeds what I expected when we started. Location, building quality and price are all bullseyes from where I stand.»

Frequently asked questions

What is a tenant representative?

A tenant representative is an independent adviser who helps companies find the right office or commercial premises. Unlike a traditional agent, who works for the landlord, a tenant representative works exclusively for the tenant.

When should we start looking for new premises?

We recommend starting 12–24 months before your lease expires – and even earlier if premises need to be rebuilt or adapted. Good premises often involve long decision and fit-out times.

Who benefits most?

Mid-sized and large companies with complex needs, businesses that are growing or changing, companies with high rental costs, and organisations that move rarely and lack in-house experience.

What does a tenant representative cost?

It depends on the assignment. Our experience is that our clients’ savings are considerably larger than the cost.
